What Real Estate Agents Should Say in Their First 3 YouTube Videos

Let’s be honest – your first few YouTube videos as a real estate agent are going to feel awkward. You’ll overthink the intro, probably forget to smile, and maybe rerecord the same line seven times before you get something close to usable. 

That’s normal. 

But what you say in those first three videos matters way more than how polished they look. Because those early uploads are more than just practice—they’re your foundation. They tell YouTube who you are, help you rank for key searches, and start attracting your ideal clients from day one. 

Let’s talk about what actually works – and what your first three real estate videos should include if you want to build a channel that brings in leads, not just likes. 

Your First Videos Shouldn’t Be About You 

This is where a lot of agents get it wrong. 

They start with something like: 
“Hi! I’m Sarah, a licensed real estate agent in Florida, and I love helping people achieve their homeownership dreams. Subscribe for tips on buying and selling!” 

Here’s the problem: no one is searching for that. 

Your early viewers don’t know you yet – and they’re not looking for a sales pitch. They’re looking for answers. Your job is to meet them at their moment of uncertainty, not introduce your résumé. 

So instead of making your first video about you, make it about them

Video 1: The “Why Move Here” Video 

This is the #1 type of video that gets traction for agents just starting out. 

Pick your primary service area—city, town, suburb, or neighborhood – and create a video titled something like: 

  • “Top 5 Reasons People Are Moving to [Your Area]” 
  • “Why Families Are Choosing [Your Area] in 2025” 
  • “What It’s Really Like Living in [Your Area]” 

This video positions you as a local expert and gets in front of high-intent buyers who are actively researching a move. Don’t overcomplicate it – talk like you would to a friend considering relocating.

Video 2: The “Pros and Cons” Video 

People want the truth. If you can be the agent who shares both the ups and the downs of living in your market, you’ll instantly build trust. 

Try a title like: 

  • “Pros and Cons of Living in [Your Area]” 
  • What I Love – and Don’t Love – About [Your Area]” 
  • “Living in [Your Area]: What You Should Know Before You Move” 

This video gives you room to be transparent. Yes, talk about the good – parks, weather, affordability – but don’t skip the not-so-good. Mention the traffic. Or the bugs. Or the insurance rates. Your honesty is what sets you apart from the sugar-coated relocation videos your competitors are posting.

Video 3: The “Cost of Living” Breakdown 

This one ranks like crazy on both YouTube and Google. 

People searching “Cost of Living in [Your Area]” are usually in the research phase of relocating. They’re not just curious – they’re calculating. 

That’s your opportunity. 

Create a video with a clear, helpful title: 

  • “How Much It REALLY Costs to Live in [Your Area]” 
  • “Monthly Cost of Living in [Your Area] | 2025 Update” 
  • “Can You Afford to Live in [Your Area]?” 

Break it down like you would for a buyer: housing, utilities, groceries, insurance, and maybe even HOA fees or property taxes. Bonus points if you can compare it to nearby cities or popular relocation spots.

The Real Goal of Your First 3 Videos 

These videos aren’t just “content.” They’re your positioning strategy.

But if they’re clear, helpful, and targeted to your niche audience, they will work. And once you’ve got these three live, you’ll have a strong foundation to build your channel around, without feeling like you’re reinventing the wheel every week.
